Managing Quantity Surveyor - Reactive Maintenance
We are recruiting for a Managing Quantity Surveyor to join us here at Octavius.
We are a leading civil engineering organisation delivering safe, sustainable, and efficient transport infrastructure across the UK.
This role sits within our Rail business, supporting a long-term Network Rail framework in the Southern region, where we deliver reactive and planned maintenance to critical rail assets across Kent, Sussex and Wessex, helping to keep the railway safe, reliable and efficient for passengers and freight.
You'll be working on…
A long-term Route Reactive Maintenance framework, currently in year 3 of a 10-year programme, providing strong visibility and continuity of work.
Operating in a high-volume, fast-paced environment, you'll oversee a portfolio of approximately £15m per year, managing around 14,000 faults annually.
Your focus will be on:
- Driving profitability and cash recovery
- Leading robust commercial performance and reporting
- Ensuring effective NEC contract administration and change control
- Identifying commercial risks and opportunities
- Improving processes within a highly transactional delivery model
Alongside this, you'll play a key role in developing and strengthening the commercial function, embedding best practice and driving continuous improvement across the framework.

You'll work with…
A collaborative and experienced team delivering essential maintenance services across the rail network, working closely with:
- Operational teams and project delivery leads
- Clients and stakeholders across the framework
- Your own team of 4–5 direct reports, alongside wider commercial support
Relationships are key in this role and you'll be visible, engaged, and influential across both site and office environments.

About you…
You're a confident and capable people leader who thrives in a fast-moving environment. You enjoy building high-performing teams, improving ways of working, and taking ownership of commercial outcomes.
You'll bring:
- Strong experience as a Managing or Senior Quantity Surveyor within a high-volume or framework environment
- A proven ability to lead, develop and performance manage teams
- Experience working with Schedules of Rates and transactional workstreams
- Solid understanding of NEC contracts and commercial governance
- The ability to balance detail and big-picture thinking, ensuring no surprises in project performance
You don't need to come from a traditional project background; this role would suit someone from rail maintenance, facilities management, social housing or similar, where volume, responsiveness and commercial control are critical.
Above all, you take ownership. You spot issues early, act on them, and continuously look for ways to improve performance, for your team, your projects and the wider business.
